The North East is home to one of the UK's top property hotspots, with prices rising faster there than almost anywhere else in the country.

According to the latest data from the Land Registry, South Tyneside experienced the second highest rise in the average house price in the UK.

The average house price in the area was £170,306 in the 12 months to September, which is up by 9.8% compared to a year earlier and 2.6% compared to August. East Lothian, outside Edinburgh, is the only local authority in the UK to have seen a larger annual percentage rise at 15.2%.


Elsewhere in the region, house prices were also up year-on-year in almost all local authority areas. In North Tyneside the average price increased by 5.9%, followed by Northumberland (5.3%), Gateshead (3.9%), Newcastle upon Tyne (3.5%), Sunderland (3.4%), Darlington (2.3%), and Hartlepool (1.0%).

However, County Durham was the only local authority in the region to see prices fall compared to last year, dropping by -0.5%.

  • Sunderland - average: £146,526 , change from last month: 0.8%, change from last year: 3.4%
  • South Tyneside - average: £170,306 , change from last month: 2.6%, change from last year: 9.8%
  • Darlington - average: £160,252 , change from last month: 0.1%, change from last year: 2.3%
  • Northumberland - average: £206,824 , change from last month: 2.4%, change from last year: 5.3%
  • Newcastle upon Tyne - average: £200,572 , change from last month: 0.4%, change from last year: 3.5%
  • North Tyneside - average: £215,300 , change from last month: 0.4%, change from last year: 5.9%

While most of the North East witnessed an increase in prices, Land Registry data for the UK shows that house prices fell by an average of £1,497 across the country in September. The average home cost £291,385 in the UK in the 12 months to September, which is down by 0.5% compared to August and down by 0.1% compared to September 2022.

House prices in Kensington and Chelsea are falling faster than anywhere else in the country. The average home there cost £1,203,055 in the year to September, resulting in a 20.6% decrease compared to last year, the largest percentage drop of any local authority in the UK. The City of London, meanwhile, saw prices fall by 15.7% compared to a year earlier, which is the second largest drop in the country.
